An Information Booklet has also been placed in each unit for our guests to review during their stay. Answers to your questions can be found in easy to fine alphabetical order. The rules contained in the booklet are based on common sense and common courtesy, but were compiled as a result of some of our previous guests actions. Your host has personally decorated each unit in its own unique theme, furnished with many one of a kind collectible items and turned the exterior yard into a tropical paradise for all to enjoy. She has graciously opened up her private estate to share with her guests from all around the world. In turn, we ask that you respect your host and her property and abide by the rules set forth in this informational booklet. AMENITIES: All common area amenities are for guests use. There are no time restrictions as long as other occupants are not disturbed. BBQ AND FIRE PIT: Supplies are inside BBQ drawers. Do not bring unit dishes, glasses, etc. outdoors. Buy paper cups, plates, etc. for outdoor eating/drinking. Clean BBQ and fire pit after use. Throw trash in appropriate cans in trash area. POOL/SPA: The spa stays heated 24/7 for your use. No glass containers allowed in pool/spa areas. Turn spa jets off and replace spa cover. Never leave your pool towels/personal items behind.PATIO HEATER/OUTDOOR LAMPS: Always turn off after use.See “Extra Services” below. CANDLES: Only “flameless” candles allowedCHECK-OUT : Check-out is no later than 12:00 NOON. Strict late check-out fee of $25 per each half hour effective 12:01 noon. NO EXCEPTIONS. We will check availability for you. FURNITURE/PERSONAL PROPERTY: Do not re-arrange our furniture or personal property or you will be liable for damage to furniture/floor and/or walls. See “Extra Services.” NEVER REMOVE furniture or personal property from the unit or you will be charged based on the value determined by host and in extreme cases charged with theft resulting in criminal charges, arrest, imprisonment, and a civil lawsuit.Please note: We have a 24/7 recorded live web cam surveillance system installed throughout the entire property. GUESTS: Registered guests are NOT allowed to have visitors unles they are pre-approved in advance by your host. If your visitor(s) is/are staying overnight, payment of $10 per visitor per night is due in advance upon approval of visitor.NOTE: Group or party situations are come under other guidelines and rates. HOUSEKEEPING: We do not provide maid service or replenish housekeeping items during your stay. This is how we keep our rates low for you and also respect your privacy. Cleaning supplies are provided for your use during your stay under bathroom sinks and/or lower kitchen cupboards. INFORMATION BOOKET: Each unit is provided with an Information Booklet which provides detailed information for our guests. NEVER remove the pages from booklet or booklet from unit! Fee to replace booklet is $100. KEYS: Guests are provided a key ring containing two keys to guest pedestrian entry gate (East side), unit door (Hawaiian Hut only) and a flashlight. Always take your keys with you so you are not locked out! Always lock the gates when you enter/exit. NEVER give keys, codes, or open gates to unauthorized individuals!EVERY key (and flashlight) must be on keyring and key ring must be left in ORIGINAl LOCATION in unit when you check out or registered guest will be legally responsible for all costs of EMERGENCY LOCKSMITH SERVICES including: rekeying lock(s), replacement keys for all persons who currently hold a key and/or electric gate remote, which includes residents, employees, and utility companies. If full payment is not immediately provided, legal action will be taken.If you must, you can also drop it in the small black mailbox located to the right of the red gas pump mailbox. Never put keys in red mailbox as housekeeping does NOT have access to that locked mailbox to retrieve keys! LAUNDRY: We provide an onsite coin laundry. It is located inside the shed behind the upper deck tanning area. The office can provide you with change in quarters. NEVER wash host provided blankets, comforters, duvets, pillows, or especially “DRY CLEAN ONLY” items.HANGING TOWELS AND LAUNDRY OUTDOORS IS NOT PERMITTED (in common area, on fences, over chairs, etc.) The only exception is registered guests of the Spanish Hacienda and Hollywood Loft where it is permitted in their private back yard. LEGAL DISCLOSURE: Guests are “lodgers” not “tenants” and agree to abide by all terms/rules set forth. Owner/management reserves the right to refuse or terminate lodging with no advance notice and no refund in the event guest(s) become nit-picking, disruptive, unruly, problematic, demanding, violent or threatening to others. Acts of theft could result in criminal charges, arrest, imprisonment, and a civil lawsuit.Please note: We have a 24/7 recorded live web cam surveillance system installed throughout the entire exterior property.Guests hold owner/management harmless against any legal actions. LOCK-OUT CALLS: We attempt to provide all information to our guests in a clear, concise, and thorough manner on our website, in our Check-in instructions, and in our Information Booklet. Our office is also open during normal daytime office hours to accept emails and phone calls and respond to guest’s needs. All of our rentals are “Self check-in.” Guests are emailed their check-in instructions a few days prior to their arrival. Guests are asked to review and print it out. Any questions/concerns should be addressed upon receipt. On occasion, due to guest’s failure to read or print out their check-in instructions, lack of knowledge on how to open a lockbox, or other problems that could be avoided, we receive these “midnight phone calls.”We are not a hotel/motel employing personnel on round the clock 8 hr. shifts, and it would be unreasonable to expect your host to be on call 24/7 so phone calls/emails outside of our regular business hours will NOT be responded to! Upon availability, in the event your after hours call is returned, there will be an “assisted check in” charge of $50. LOST AND FOUND: We hold lost items in our office for approximately a month, but do not mail items left behind to guests. MAIL: Any guest mail delivered through USPS will be returned to sender! We only allow mail through a delivery service (UPS, Fed. Ex, etc.) but we will not sign for it or accept responsibility. PARKING: Free street parking provided in front of our property. There are no meters, restrictions, or parking fees. If all spaces are taken, park on our side of the street. Never park along the outside of trash containers lined up along the curb on Fridays, as you will prevent the trash removal truck access! Always park behind the cans. PETS: Never leave small pets unattended outdoors in the early morning hours or after dusk, as coyotes roam the area. No additional pets permitted without pre-approval. REFERRAL PROGRAM: Much of our business is by referral from satisfied guests. Get one night FREE on your next stay after the completed booking of each referral. REFUNDS: We have a strict NO REFUND POLICY. This means no credit, no reimbursement, no cancellations, no switching dates, units, or guests for any reason whether due to injury or death, change of plans, flight problems, dissatisfaction with rental, natural disaster aka “Acts of God,” etc. NO EXCEPTIONS SO DO NOT ASK. REVIEWS: If you came through an agency that allows you to post a review on their website, once you post a positive review of your stay we will do the same for you! SAFE: A safe is provided for our guests to lock up their valuables in each unit. The safe code is included in your Check-in instructions. Unlocked position: open door and turn plunger to left. SECURITY DEPOSIT REFUND: A walk-through is conducted within 48 hrs. after you vacate unit. If there was no damage/missing items/violations of rules during your stay, your security deposit is refunded in the same form that it was paid. Cash deposits will be refunded via your choice of Paypal or U.S.P.S mail (within the U.S. only.) SMOKING: Smoking is restricted to outdoors. All of our rentals step out to patio areas with tables, chairs, and ash trays for your smoking convenience. TRASH: Throw trash in wastebaskets, not the floor. Trash cans are located behind bamboo doors across from pool. Recyclable aluminum/plastic bottles/cans go in the blue recycling can to the right of the shed next to the gate. UTILITIES: Be energy efficient by turning off utilities when you leave rooms or unit. WALK-THROUGH: A walk-through will be conducted within 48 hrs. of your vacating the unit and your security deposit refunded in the same form that it was paid. Cash deposits will be refunded via your choice of Paypal or U.S.P.S mail (within the U.S. only.) WI-FI: We provide free Wi-fi for our guests.
