Description:Living Rooms There are 2 living rooms. One is situated at the front of the villa as you enter the villa going through the foyer. The front living area has a sofa bed which is queen size and another sofa along with the formal dinning area. The other living room is at the rear of the villa and includes 2 sofas, occasional tables and the TV and DVD player along with a large flat screen TV and cable modem with access to over 200 channels including Premier league football. As with all American Homes open plan is the norm and having two living areas divided by the arched opening is a good layout.. Dining Room The dining room is situated inside the same area of the front lounge as its quite large open space, you will tell that having these two things together makes no difference as there is plenty of room to move and seat 8 people. Kitchen In the kitchen there is a fridge/freezer which includes an ice maker,and filtered water however . Also in the kitchen you can find a cooker and a microwave oven. The kitchen will be fully equipped with all the utensils, cutlery and crockery that you will require throughout your stay.Amodern Diswasher is also located in this area There is also a Filter Coffee maker and Blender. An iPod docking system and CD player will also be in the kitchen area. In the kitchen area is also a table with 4 chairs. this table mainly gets used for breakfast as not everyone wakes up at the same time. Along with this table for breakfast you can also have breakfast outside using the plastic bowls and plastic cups. The reason we say this is that if a glass is outside and smashes it will cost alot to clear up if any goes in the pool or the drainage system due to very strict rules on the estate. Bedrooms When looking at Bedrooms the one thing you always look for is a comfortable bed to have an undisturbed sleep, that is why we have the best beds and mattresses available. You may have stayed in other villas with cheap mattresses and regretted it, you will not be disappointed with our beds! All bedrooms also have fitted wardrobes with plenty of hangers and a chair. All bedrooms has flat screen TVs connected to the cable network Bathrooms The Master Bedroom has an en-suite bathroom with large walk in shower, corner bath, separate toilet and closet. Bedroom 2 has an en-suite bath with shower and toilet Bedrooms 3 and 4 share a separate bathroom with toilet, and shower over bath. All bathrooms have towels supplied for your use. Games Room This is another area for relaxing and enjoying yourself is the Games Room. Unlike some villas we have a FULL SIZE pool table, along with an electronic dart board and air hockey table. Please note that if anything is missing please coud you contact us. Also situated at the side of the games room is a table with four stools so that a whole family can sit in there and enjoy our facilities. There are also board games which are NOT situated in the games room, but are located in the main living room Laundry Area We have a large Washing Machine and tumble dryer for your use along with iron board and Irons. Swimming Pool Our villa faces Southwest and therefore enjoys lovely sunny days and evenings. This is especially important in the winter months when some villas have very little or no sun. Our fully screened pool deck is extended and and has the child safety barrier as required by Florida law, which can be rolled back if required. We also have a covered area to give shade during the day. We have 6 sun loungers, side tables, table and chairs for your enjoyment on the pool deck. On the outside of the screen we have planted a shrub hedge for extra privacy although we are in a quiet area. Our pool is heated by Solar Heat so the pool is always warm and in the winter we have a heat pump to maintain a comfortable water temperature using the thermal blanket. Plastic drinking items are available for use around the pool. Please note that in line with insurance requirements this villa is non smoking. Gas BBQs can be hired in at a cost of $55 per week tax if required Garage / Games Room The garage has a pool table, air hockey, a dart board and a free standing fan for your comfort. The pool spa has an extra pump to give enhanced bubbles, there are 2 fans over the lanai lounges, table and chairs. There are 4 loungers around the pool. There is plenty of patio 'glassware' and plates etc for use around the pool and on the lanai. Gas BBQs can be hired in at a cost of $55 per week tax if required Garage / Games Room The garage has a pool table, air hockey, a dart board and a free standing fan for your comfort. There is an ironing board, steam iron, hairdryers in each bathroom, plenty of linens for all beds, bathrooms and kitchen. A very large washer and dryer are also in the garage. There are also coloured towels for use at DSNYs Retreats' pool. Also provided is a full size crib, a highchair, a pack n' play and a booster seat. Bedrooms The sleeping accommodation is 2 x King ensuites downstairs with either 37 or 32 cable flat TVs, DVD/CD players and 1 x twin suite downstairs with cable TV & DVD/CD player PS/2. Upstairs is 1 x King suite with cable TV & DVD & CD player and a Full with Single bunk over suite with cable TV & DVD/CD player an XBOX360. Please bring your own favourite games for the consoles. All bedrooms have ceiling fans and large closets. Each bedroom has its own full size bathroom with either walk in shower or shower over tub. RENTAL RATES The cost of this home is from $150 per night in low season rising to $215 in holiday/high season. Pool heat is an optional extra but is recommended from Oct thru April at a cost of $165 per week or $25 per night. Maximum occupancy of this home is 11. Please add 13% Florida sales tax to all prices quoted. Terms and Conditions of Booking A $300 or £300 non-refundable deposit is required to secure the booking. The balance is due 8 weeks prior to arrival at the property. Minimum stay is 3 nights. Earliest entry time is 4pm on day of arrival.
